Clearing a Property Before It Lists: What Agents in LA Actually Need

    Empty photographs better than furnished-and-cluttered

Staging works. Half-cleared does not. The worst version of a listing is a property still holding the last owner's things, because every photograph reads as somebody else's house rather than a space a buyer can picture themselves in.

If the property is being staged, the clear-out has to finish before the stager arrives. If it is not being staged, empty and swept beats furnished with clutter almost every time.

Work backwards from the photography date

The photography date is the real deadline, not the listing date. Everything has to be done, swept and settled before the photographer walks in, and that usually means clearing at least a day ahead rather than the same morning.

Those slots fill, particularly at the end of a month. Book as soon as you have a date rather than when you have a gap.

    What is usually worth clearing

    • Anything the owner is not taking — furniture, appliances, window coverings that will not survive a photograph.
    • The garage, completely. A full garage reads as a small garage in every photograph ever taken of one.
    • The yard and any outbuilding. Curb appeal is the first photograph and often the only one a buyer remembers.
    • Carpet that is past it, if new flooring is going in — better cleared now than negotiated over later.

    What is usually worth leaving

    • Anything built in that a buyer would expect to find.
    • Appliances included in the sale.
    • Anything the owner has not made a decision about. It can go in the second visit.

    Nobody needs to be there

A large share of the pre-listing work we do happens with the property empty and nobody on site. Give us access and a list of what stays, and it gets done. Where the property is occupied we work around showings.

Invoicing to the agency rather than the owner is normal for this work and it is often simpler for everyone.

One thing worth doing yourself first

Walk the property and mark anything that is genuinely going with the owner. Everything else is fair game. The jobs that run over are almost always the ones where that decision gets made item by item while a crew waits.
